Let Only Service
- Create property details and lists (with photographs)
- Marketing the property using the local paper, boards, etc
- Internet advertising of the property
- Advising the landlord on the letting potential, rental value and other issues regarding the process of letting
- Advising on any maintenance issues and redecorations at the start of the tenancy that will help with the let
- Arranging the Gas Safety Check before the start of the tenancy
- Arranging an Electrical Safety Check
- Accompanied viewings of the property
- Selecting and interviewing possible tenants
- Negotiating the rent and terms of the tenancy with the tenant and landlord
- Carrying out credit checks on possible tenants
- Carrying out at least two references on possible tenants (e.g.employment reference, character reference or previous landlord reference)
- Drafting the tenancy agreement
- Arranging for the signing of all paperwork including the tenancy agreement
- Collecting the first month's rent and security deposit on behalf of the landlord
- Setting up further rental payments into the landlords bank
- Informing utility suppliers of the new occupier of the property
- Acting as agent between the landlord and tenant throughout the process of the referencing etc until the point of move in
- Paying the first month's rent to the landlord after check-in and providing them with a statement of accounts. After move in the landlord will deal with monitoring the rental payments, maintenance issues, property visits, arranging gas safety checks, etc.
Rent Collection (Let and Collect Services)
The rent collection service is ideal for landlords who want a tenant found for their property and who would also like their agent to collect and account for the rent. However, the management of the property will remain with the landlord for the duration of the tenancy.
This service includes all the features of the let only service listed above, such as marketing, referencing, and changing of utility letters. The additional features and differences are as follows:
- Instead of setting up a standing order mandate directly into the landlord's bank account, it is paid into Minster Lettings bank account by standing order, fees are deducted and the balance paid.
- Minster Lettings will be responsible for collecting and accounting for the rent.
- A monthly statement of accounts
Full Management Service
This is the full and comprehensive service. It is suitable for landlords living abroad, or those who do not want the responsibility of looking after the property on a day-to-day basis, or those who simply do not want to spend their time organising minor repairs. This service includes all the benefits of the previous two services, including arranging payment of rent on the first of the month and marketing the property plus:
- Our agency acts as stake holder for the security deposit
- The inventory is prepared and updated at regular intervals throughout the tenancy when any changes are made to the property
- Regular visits are made to the property to check everything is in order, and a report is sent to the landlord
- Reporting any problems and supervising maintenance work in relation to property repairs, breakdown of equipment and interruption of utility services. Any maintenance requests up to an agreed level which will be worked out prior to the tenants moving in, at least two quotes are obtained for any larger works.
- Administration and dealing with tenant on behalf of the landlord e.g. dealing with any queries about adding additional tenants or pets, or general queries about the terms of the tenancy
- Arranging the 12 monthly Gas Safety Check
- Arranging regular Electrical Safety Check when necessary
- Administering the Non-resident Landlords Scheme for any landlords living outside of the United Kingdom for more than 6 months of the tenancy. This may incur a small extra fee payable by the landlord
- Sending out renewal letters and drawing up a new tenancy agreement or paper work as necessary
- Checking the tenant out of the property and ensuring the property is in good order upon them vacating
- Negotiating the return and apportionment of the security deposit
- Provding support and advice for the landlord throughout the tenancy
The fee is calculated as a percentage of the monthly rent.
